Schedule, inspection and punch list
From release to the signed punch list
Eight steps, in this order, on every lot. Each one says what we do, what we need from the site and what your superintendent gets.
- Once per account
Step 1: Account and plan review
We price your plan set and agree how releases, site contacts and inspections work.
A written bid per plan returned
Release method and site contacts agreed
Permit office contacts on file
- Each lot
Step 2: Release and schedule
You send a release. Our scheduler answers with a crew and a date.
The lot, the plan and the date the site is ready
Crew and date confirmed in writing
Date changes go in the same thread
- Before the pour
Step 3: Underground
Drains and sleeves are set in the slab area or crawlspace before anything is poured or closed.

- Framing done
Step 4: Rough-in
Drain, waste, vent and supply run through the framing.

- Walls stay open
Step 5: Rough-in inspection
We request the inspection, meet the inspector and keep the walls open until it is signed.

Step 6: Trim and set
Fixtures and the water heater go in after drywall and paint.

- Before closing
Step 7: Final inspection

- Last step
Step 8: Punch list and closing
Your superintendent writes one list for the lot. We close it.
One list per lot
Each item closed and dated
Signed off by your superintendent

Punch list
One list per lot, closed item by item
The punch list is the last place a schedule slips, so we keep it plain. Your superintendent walks the lot and writes what needs fixing. We take the list as written.
How it runs
Walk the lot with your superintendent, or take their list
Each item names the room, the fixture and what is wrong
We close each item and record the date
Open items stay on the list until your superintendent signs

Questions
Inspections and the punch list
What happens if rough-in doesn't pass?
We correct what the inspector flags and request the re-inspection. Who pays a re-inspection fee depends on the cause and is set in your account agreement.
When do you need the walls left open?
Until the rough-in inspection is signed. We tell your superintendent the day we request it, and we tell them when it passes.
How is a punch list handled?
Your superintendent writes one list per lot. We close each item, record the date, and the superintendent signs the list off.
What do you need from the site before a crew arrives?
Framing complete for rough-in, a water source for testing, and access for the crew. For trim: drywall and paint done, and the lot clear for fixtures.
