How pricing works
Builder pricing is a bid, not a rate card. This page says what moves the number, what the bid covers, and when you see it.
What decides the price
A bid for a new house is built from the plan, not from a day rate. These move it most.
Fixture count and the number of baths
Stories, and slab, crawlspace or basement
Run lengths between the stacks and the fixtures
The pipe material the plan calls for
How many lots are released at a time
What the bid includes, and what it doesn't
The bid prices each phase from your plan set: underground, rough-in and trim.
Included: takeoff from the plans, labor and materials by phase, permits and inspection requests
Not included: excavation and backfill, fixtures you supply, patching after other trades
The preconstruction meeting
Before the first release we meet at your office or a model lot to go through the plan sets, how releases work and who calls whom on site.
When you get the number
A written bid per plan or per building type, before the first lot is released, with each phase on its own line so you can set it beside your last project.
If a plan or an option changes
A change after rough-in is priced in writing before the crew moves. Your superintendent signs it, and it lands on the next invoice.
How and when you pay
Invoices go out by phase, as each inspection passes. Payment terms are set in your account agreement before the first release.
Figures belong in your written bid, not on this page.
What a bid lists
Each phase on its own line
So you can set it beside your last project and see where a number moved.
Underground
Drains, sleeves and stub-ups below the slab or in the crawlspace.
Rough-in
Drain, waste, vent and supply through the framing, with tests.
Trim and set
Fixtures, water heater and connections, with water on.
Permits and inspections
The permit, each inspection request and the corrections.
Options
Each option set on your plans, priced separately.
Exclusions
Listed by name: excavation, fixtures you supply, patching.
