FAQ

Questions builders ask

How do I open a builder account?

Send the form on this site. Our builder accounts manager follows up to set up your plan list, your release method and a contact for each subdivision.

Who pulls the permits?

We pull the plumbing permit under our license for each lot you release. Where the permit fee appears, on the bid or as a line on the invoice, is set in your account agreement.

How does a lot release work?

You send the lot, the plan and the date the site is ready, by email or phone. Our scheduler confirms the crew and the date in writing, and any change to the date goes in the same thread.

What happens if rough-in doesn't pass?

We correct what the inspector flags and request the re-inspection. Who pays a re-inspection fee depends on the cause and is set in your account agreement.

When do you need the walls left open?

Until the rough-in inspection is signed. We tell your superintendent the day we request it, and we tell them when it passes.

How is a punch list handled?

Your superintendent writes one list per lot. We close each item, record the date, and the superintendent signs the list off.

Do you plumb houses with basements and crawlspaces?

Yes. Slab, crawlspace and basement plans each have their own underground and rough-in sequence, and the bid says which one it priced.

What does a bid include?

Labor and materials by phase from your plan set, plus permits and inspection requests. Excavation, fixtures you supply and patching after other trades are listed as not included.

How soon will I have a price?

We bid once the plan set is in hand. The number comes in writing before your first lot is released, and a change after rough-in is priced in writing before the crew moves.

Can you start a subdivision in phases?

Yes. Many accounts release a few lots at a time. The bid prices the plan, and each release sets the dates.

Is a certificate of insurance available?

A certificate of insurance goes to your office when the account is set up, and again when it renews.

What do you need from the site before a crew arrives?

Framing complete for rough-in, a water source for testing, and access for the crew. For trim: drywall and paint done, and the lot clear for fixtures.

Do you take single-home repair calls or remodels?

No. This crew works on new construction for builders and developers, so we can keep the schedule we give you.

Where do you work, and when is the office open?

Spartanburg and the surrounding Upstate counties, plus Polk County, North Carolina. The office is open Monday through Friday, 6:30 a.m. to 4:30 p.m.
